Services
We provide real estate transaction coordination, short sale negotiation, and for sale by owner coordination services for California transactions only. Services begin once a file is accepted and are described in the applicable service selection and any written agreement between us.
Not legal, tax, or lending advice
We are not attorneys, accountants, lenders, or licensed appraisers, and nothing we provide is legal, tax, financial, or lending advice. Consult the appropriate licensed professional for advice about your situation.
Client responsibilities
You are responsible for the accuracy and completeness of the information and documents you provide, for meeting contractual deadlines, and for all decisions relating to your transaction. Brokers and agents remain responsible for supervision, advice to their clients, and compliance with their brokerage policies and license law.
Fees and payment
Fees are as published on our pricing page or as otherwise agreed in writing. Unless agreed otherwise, transaction coordination fees are earned at close of escrow. Fees for work performed may be due on cancelled transactions as agreed.
No guarantee of outcome
We do not guarantee that any transaction will close, that a short sale will be approved, or that any particular result will be achieved.

Limitation of liability
To the fullest extent permitted by law, our total liability arising out of the services or this website is limited to the fees you paid us for the transaction at issue, and we are not liable for indirect, incidental, or consequential damages.
